The Resident Manager is responsible for the day-to-day operations of their assigned residential property portfolio of approximately 750 single-family homes.
This role has overall accountability for resident relations within their portfolio to include ensuring a superior resident experience, resolving customer service issues, executing organizational collection practices, optimizing resident retention and processing move-out documentation.
Responsibilities:

Overall accountability for resident relations for assigned portfolio.
Delivers timely, professional, and applicable responses to resident inquiries and strives to resolve issues expeditiously.
Works with departmental partners, as needed to reach resolution.

Maximizes retention through lease renewals.
Executes new leases and lease renewals within the market.

Conducts move-out reconciliation checks for damages and determines resident chargebacks in accordance with state laws.

Drives collection strategy in assigned portfolio with a goal of minimizing evictions and delinquencies.

Provides excellent resident experience throughout the resident lifecycle:
move-in, lease administration, maintenance management, renewal, move-out.

Represents AMH at eviction hearings and monitors HOA compliance.
Requirements:

High School Diploma/GED required.

Bachelor's degree in real estate, finance, business management, or a related field preferred.

Minimum of three (3) years of directly related experience in an operational or related role preferred.
It is preferred if the experience is the following areas/industries:
Property Operations, Real Estate, or Property Management.

Real Estate License and any permits/certifications required by state's real estate commission to engage in property management; required to affiliate License with the company.

Valid driver's license and satisfactory driving record required.

Intermediate knowledge of Microsoft Office (Word, Excel, Outlook) required
Experience with property management software a plus.

Excellent verbal and written communication skills.

Strong tenant relationship management and negotiation skills.

Must be able to meet multiple deadlines.

Must be able to implement process improvement changes.

Must be able to work in a team environment.

Must be able to pay close attention to details.

Must be able to operate a motor vehicle.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
